Anthony Lolli was born in New York City. His father was a teacher and his mother immigrated from Ecuador. Lolli studied at John Jay High School and then went to Brooklyn-based Kingsborough College.

Real estate career
He entered the real estate industry at the age of nineteen in 1998. He founded a real estate agency, Rapid Realty, at the age of 21, on the orders of his mother's encouragement. In 2009, Rapid Realty became the first rent-based real estate franchise system in the US. Lolli has stated that franchising is important for growth, because it gives an opportunity to sales over talent to have their own business rather than just managing it. He personally designed the Rapid Realty broker database, featuring a dashboard that incorporates payroll management, transaction management services, and leaderboards that allow the broker to see the volume of transactions closed instantly.
In 2013 the company expanded to California and Massachusetts. By 2014 Rapid Realty has become the largest rent-based real estate brokerage in New York City. Lolli attributes the company's success as part of the sales process of the "assembly line" style that it creates, where commissions generated from transactions are shared among agents that each play a different role in the transaction, as well as their franchisees, and parent companies. Lolli has stated that he hired people without prior experience, claiming that they have not developed bad habits. That year, Lolli imposed a policy on Rapid Realty, where the sales agent receiving Rapid Realty's Rapper's tattoo on his person would receive a raise; a story taken by some news organizations. Lolli also founded Express Real Estate School, which has trained over forty thousand licensed real estate agents. She has an appearance at Fox Business, where she discusses the news of the real estate industry. In addition to his agency company, Lolli already owns investment properties and holiday homes in Ecuador.
Recognition
In 2013, he won the Golden Entrepreneur of the Year Award, an honor usually given to technological innovators. He was the first real estate entrepreneur to receive the award. She also received a Silver Stevie Award from the International Business Awards. Some people call the method innovative, while others think of it as something controversial. The New York Business Journal calls Lolli a "real estate icon".

Lolli's first book, The Heart of the Deal, a memoir of her real estate career and a guide for investing, was published in June 2017.
Personal life
In January 2014, Lolli became an adviser to Brooklyn Borough President Eric Adams. 50 Cent hip-hop artist filmed an advertisement for his energy drink at Lolli's home, located in Bay Ridge, known as "Lolli Mansion".
Philanthropy
Lolli supports the Filomeno Family Foundation, Life WORC, Toys for Tots, and Queen Kid's Expo. He is a sponsor at Operation Warrior Wellness. In 2013, Lolli pays the screening for The Butler for 300 senior citizens. He donated $ 3,000 to Christ the King Junior High School for Cipolla-Schochet Broadcasting Journalism Scholarship.
